Should you do a final walkthrough? Absolutely. 100% of the time. The only time that it’s even remotely in questioned in my opinion, is when I have a client that’s maybe out of the country. But even when that happens, then I go take a look at it. The reason why you do a final walkthrough is you wanna verify that the property is in the shape that it should be in at the close of escrow.
So what if you bought a house and when you first looked at it, it has ceiling fans. Then you go back through the final walkthrough and then there’s no ceiling fans that needs to be addressed. What happens if you put in some type of a request repair. You wanna verify that those repairs were done? So the final walkthrough is crucial.
It’s important that you get into the property. See what’s going on. Make sure that it’s in the shape that it should be before you close escrow. Hope all as well. Take care
